Seven participants from the affordable housing and market-rate development community provided their perspective regarding barriers with development and design regulations that currently prevent revitalization of the El Camino Real corridor, and discussed options that would make the corridor an attractive investment opportunity. The developer roundtable discussion took place on Tuesday, Decemin the Poinsettia Room at City Hall. The first meeting of the task force to introduce the members to the project and work completed to date was held virtually on June 7, 2022. Review and comment on the land use, circulation, and development and design standards.Review and comment on the goals, objectives and policies for the plan and.Review the existing conditions and work completed to date.The Task Force shall review and guide the development of the Specific Plan which includes the following various tasks: On May 11, 2022, the Encinitas City Council directed staff to create a nine member advisory task force. Additionally, the City conducted four pop-up style events at the local farmer's market and specific sites throughout the corridor the week of July 10 to July 15, 2022. An interactive online activity was also made available for the public to continue to provide their input until July 15, 2022. The workshop provided hands-on exercises to inform the urban design of future development within the corridor, with draft design concepts presented, and provided the public with a Workshop No. The purpose of the workshop is to gain community input on preferred development types and site designs that will inform the recommendations in the Specific Plan. Approximately 60 members of the public attended the workshop. 2 took place on Jat the Encinitas Community and Senior Center. The El Camino Real Specific Plan Workshop No. 2 public feedback, the vision statements for the corridor, and provided input on the draft preferred design alternatives in conjunction with the proposed mixed-use overlay and potential street design for the corridor. Rugged obsidian 9 unboxing2/11/2024 ![]() I use the tote bag to store my running shoes in my backpack. The shoes come with a pouch to store them in and a nylon tote bag designed to carry your heels in after swapping into your Tieks at the end of the night. My Lilac Tieks and the pretty box they arrived in. I have worn them less than my previous pair, though, due to being in colder climates and wearing Allbirds Wool Runners and (more recently) Allbirds flats instead. Over two years later and my latest Silver Lake Tieks still look great. I loved getting the shimmer back with my new shoes and they were comfortable straight out of the box. My old Tieks flats were still comfortable and the soles and uppers intact, but they had some cosmetic issues (see cons below). I wore my Silver Lake Tieks solidly for 2.5 years before I replaced them with the same pair in December 2018 (again paying for them myself). I think they look more attractive than the Brentwoods but are neutral enough to go with everything. It was worth it and my Silver Lake Vegan Tieks are my favourite pair so far-I love how they shimmer in the sun. This time I not only paid for them myself but forked out for the shipping and customs costs to get them sent to the UK. It was time for a new pair and there was no way I was going back to regular ballet flats. They’re not perfect-no shoes are-so in this Tieks review I’ll be writing honestly about their pros and cons and ultimately whether they are worth the high price. Not only did they look beautiful, but the cushioned rubber soles were supportive enough for a day’s sightseeing on cobbled streets in Rome or Paris. I used to travel with cheap, flimsy flats that hurt my feet and fell apart quickly in the rugged conditions I wore them in.Įight years ago I tried my first pair of Tieks shoes and they were a revelation. I only own a few pairs of shoes, so it’s important that the ones I do have are comfortable, versatile, and durable. I’m not usually into designer shoes, but Tieks are special. They are Oprah’s favourite ballet flats and have developed a cult following amongst thousands of women (and some men). Would I buy another Rugged suppressor ? Yes. This whole scenario happened to me (granted, my fault) and Rugged were REALLY good about repairing at no charge and turning it around lightning fast.īut.crown the end cap and fix the locking lugs and none of that would be necessary. ![]() When the tube is damaged, you can't remove the end cap and you have to send the whole works back to Rugged for repair. The first firing will launch the can downrange and it will (most certainly) land at a 45 degree angle and damage the front section of the can's tube. The second is the three lug adaptor does not have positive stops on it, such that it is possible to put the can on the weapon and twist the three lug adaptor past the locking lugs, leaving the can just hanging on the little bit of barrel adaptor without engaging the locking lugs. The first is that the front end cap should be crowned to protect the front end of the tube. However, there are two things I don't like about it and I have pointed them out to Rugged (with no response). I have an Obsidian 45 and I really do like it.

Range rover discovery sport prices2/11/2024 ![]() It all looks nice enough, and that’s good enough for me. There are probably soft touch plastics in the cabin - I wouldn’t know because I’m not one of those weird people who runs my fingers across every surface of the car to check. For reference, I can’t fit in the back of a Mazda 6 or Accord without my head touching the ceiling, but I can in the Discovery Sport, which is good. I checked out the rear cabin and found a lot more headroom than I expected, in spite of the low-ish roofline. There was still enough headroom, though, which is important. In some cars, it completely gets in the way, so this is better. I’m 187cm with a long torso and short limbs (sort of like a giant dwarf), and the rear-view mirror nearly gets in the way of my view of traffic. My only issue is that they don’t go low enough. They’re very comfortable with good under-thigh and lumbar support and are fully adjustable via buttons (even the passenger side) and there’s a memory function for the drivers side too, though I never used it. I installed a booster seat in the centre-rear pew and my two older kids still had plenty of room on the outboard seats. ![]() In a world where the Honda CR-V exists, I’m slightly perturbed whenever I come across a medium SUV that can’t swallow a small horse in the back. It's also worth mentioning that the boot is not deep enough to store my admittedly large stroller longitudinally. Which is a bit of a shame because I think that this could have been avoided with an alternative mechanism for the blind (such as the sideways retractable one in the Honda Civic hatchback). In the end, I had to remove the cargo blind and stow it awkwardly between my luggage and the rear seats to fit all my stuff. The same suitcase lying flat barely fits in the cavity so you can't stack them either. With the latter in place, there isn't enough height for the large suitcase standing on its side. The boot is a bit on the small side for a medium-sized SUV, mostly because of the high floor and low-mounted removable cargo blind. My first interaction with it was attempting to fit all of our luggage into it - a large trundle suitcase, two much smaller ones and a foldable stroller. It had some fairly large scratches on some plastic panels in the boot area but it otherwise looked in pretty good shape for a new-ish car that’s already done over 30,000km. ![]() Our car came in the requisite Rental White paint, with black leather seats. This puts me in a fairly unique position of being able to do a sort of blind taste test, and I’ll judge it assuming it costs somewhere north of 60 grand. I’ve never read other reviews of the Discovery Sport either, and have purposely avoided doing so since. All it says on the the VIN plate is “Discovery Sport LC”, so there. In fact, I’m not even sure which model this is, exactly (couldn’t find anything on the car to let me know if this was TD4, SD4, 110kW or 132kW version). Apart from it being a diesel, I can’t tell you how many cylinders it has, how much power it produces or even how much it costs. I still have no idea what the specs are for this car, though. I had very little interest or knowledge of the Discovery Sport prior this experience, but have come away with a little bit more of both. What was supposed to be a week in Queensland with a Camry ended up being one with a Land Rover Discovery Sport HSE, courtesy of a free upgrade from Europcar after all of the available Camrys (Camri?) in the fleet had been returned with some form of damage. The 13 finalists’ stories were published in a book titled The Broken Social Scene Story Project: Short Works Inspired by You Forgot It in People. (In the United States, it peaked at 34, an impressive achievement for an independent release.) In late 2010, Broken Social Scene once again went on hiatus, though they re-formed for occasional concerts and festival appearances, and in 2013 they sponsored a literary competition, inviting authors to write short stories inspired by songs from You Forgot It in People. Fans who pre-ordered the album also received a ten-song digital EP, Lo-Fi for the Dividing Nights, while also releasing seven different remixes of the track “All to All.” Another critical success, the album was nominated for the Polaris Music Prize, and rose to number one on the Canadian sales charts. The album Forgiveness Rock Record was recorded in Toronto, New York, and Chicago, and included contributions from 28 different musicians, including members of Pavement and Death from Above 1979. In 2010, Broken Social Scene returned with an especially ambitious project. The group, whose membership has been as small as two and as large as 15, has created an eclectic body of work that’s explored many stylistic avenues, from ambient minimalism to brightly orchestrated Baroque pop. Learning to type with all fingers2/10/2024 Learning to type means using all 10 fingers to write instead of searching with two or four fingers. Or get an external keyboard you can use with your tablet or smartphone. That’s why: Don’t practice on the touchscreen, but rather on your desktop or laptop. People are used to ‘haptic’ feedback, they have to feel their keystrokes in their fingertips. “In many cases, it is more difficult to tap on a smooth, immobile surface than on mechanical buttons,” says Ludger Schmidt, who investigated the phenomenon in 2014 as head of the human-machine systems technology department at the University of Kassel. Touch screens cause errors and slow down the typing. If you want to type faster, you shouldn’t practice it on the touchscreen of your smartphone or tablet. This is requested for some jobs at the job application or interview. Then divide the quantity by ten to determine your words-per-minute typing ability. Errors in the last five words before the bell do not count. You can rate a typo error with a ten-character deduction. It's out of season so it was closed up, but we could picture how beautiful one would be in the warmer months, especially as the leaves turned in Fall. Allison took us over to their private lake so we could see where they hold many of them, a beautiful spot. :) I/we highly recommend this place.and from what we understand they put on some top-notch weddings and receptions as well. Normally I use creamer for my coffee but didn't need a thing with theirs, it was that good. The free coffee near the Chop House restaurant inside the property was outstanding. We didn't eat at the hotel but have heard good things. Mulligans within walking distance and the other just about a 5-minute drive. We had dinner at Mulligans and Zoey's Double Hex.both very good with reasonable prices and close to the hotel. Bully! Lol The surrounding area is filled with many shops and restaurants to enjoy, many within walking distance. I could picture Teddy Roosevelt (who visited this property once or twice) standing near one of them smoking a cigar and winking as we walked by. All the other little rooms.library, sitting rooms with big brick fireplaces.all very warm and cozy. They have an indoor pool and adjacent hot tub in a separate building, but we didn't use it, however it looked nice. The staff was very courteous and professional, especially Allison McMaster who showed us around and made sure our stay was everything we hoped it would be. I loved the shower, very nice pressure and plenty of hot water.very much appreciated after a day of hiking. The property just screamed history, with many original photos on the walls from days past, while maintaining most of the modern-day luxuries of a current fine resort. We loved it.like stepping back in time to late 19th century elegance. Wife and I spent a couple of nights here to visit family and do a little hiking. Our family getaway was wonderful and so is the Equinox. Special shout-out to Leah in the restaurants, we'll long remember her personal warmth and super professional hospitality skills. These folks seem to love their jobs - they're always smiling and happy to help. And for the trifecta: the staff is terrific from check-in, to restaurants, to help from the front desk, to the gift shop, to speedy and accurate check-out. The food at the Equinox is sophisticated and very well-prepared, including the gorgeous fruit, cheese, and champagne amenity tray. We enjoyed dinner the first night in the Chop House restaurant, pricey and absolutely worth every penny and the second night had cocktails and bar bites in the Marsh Tavern after a hearty lunch in town. as is the much-appreciated all-day coffee and tea service. It was a great choice to come to the Equinox! The accommodations are perfect: up-to-date, clean, bright, spacious and pretty rooms and public spaces are large, warm and welcoming, the blazing fires in the fireplaces a really wonderful touch during these wintry days and evenings.
